Before we begin searching for a property, we have discussions
with you to determine what your goals are and what you want to
accomplish with an investment property. It is during these discussions
that we determine how much money you want to invest, and what type
of property, location you are looking for.
Understanding
a purchase or sale from an investor's point of view.
When
purchasing an investment property the factors that you take
into consideration are based on the return you expect to receive
from the money you have invested. It's not about any amenities
the property may posses. On the flip side, when selling an
investment property, you must consider all your options. For
example, should you buy a new property using the starker exchange?
What effects will that sale have on your tax liability?
Upon locating a property that you have a serious interest in, we will do an
analysis to determine a rental range that you can expect to receive as well
as the anticipated amount of return on your investment.
As investors ourselves, we have developed tools and strategies to help obtain
properties at the best possible prices. We negotiate a deal from a non-emotional
point of view. If we cannot buy a property at a price that makes financial
sense, we will end negotiations and move on to the next deal. Alternatively,
when selling a property, we advise as to what should be done to prepare the
property to be in a market ready condition in order to obtain a quick sale
and receive the best possible price for your property.
